Living Room in a traditional family home

Our advanced Lifestyle Staging techniques transformed a huge toy room into an upscale yet comfortable living room. It was a challenge but we were up to it and the house sold in a few days for 103% of listing price. The homeowners used their traditional living room at the front of the home, as a kids' storage /playroom for their two young boys. The room stretches across the front of the house and is visible as soon as one enters. It needed to be impactful so prospective buyers wood fall in love with the house upon entering.

This thirty-something couple had most of the house prepped and ready to sell. Their kids’ bedrooms, bathrooms and kitchen already had a welcoming modern feel and the master was decorated minimalistically. We were called in to address the huge living room challenge.

The Challenge

  • Extremely large room– approx. 20’ x 12’ room full of toys
  • Paint colour was tired and too light
  • Window coverings were dated and dark

The Regroup Solution

1First we did a consult and advised the vendors of a few more styling to sell tips. At this phase we planned our vision for the room.

2Next the living room was emptied of all toys and furniture, carpets, lamps, and repainted a stylish neutral beige. Now we had a huge blank canvas! If we were styling this room to stay we would choose groupings of furniture to fill the space but styling to sell is much different. Groupings and several pieces of furniture can be distracting for prospective buyers. We knew we needed a traditional placement of couch and chairs but a standard size set would be dwarfed in the large room. Luckily…we knew about the perfect set.

3 Lastly We came in with an oversized yet high-end sleek ivory couch and two chairs - this set is stunning. It pops with style and uniqueness. The vendor had a brown leather ottoman that we high jacked from the family room (saved on rental fees here!).We added just the right accessories and curtains to make the room feel relaxing and welcoming – not stuffy but not too modern. Now the room looked like one that potential buyers with a growing family could not only picture themselves in but wanted to be in.
